Improvements and Uses

Starting in 2004, this historic property has been developed into a turnkey immaculate working ranch including:

  • A new 3,200 square foot rustic style home with workshop area
  • New roads
  • Underground utilities
  • Updated historic barns and outbuildings

This irrigated ranch that is currently used for equestrian, sheep, hay production, and is a migratory route for elk and mule deer. The owners have enjoyed and used the valley for riding their horses, sheep dog training, hunting, hiking, skiing, snowmobiling, and accessing their passion for fishing.

Water

Irrigation water is delivered by the Cimarron Canal and Reservoir Company (8.5 shares) via the Cimarron River and canal. Late season water is supplied from Silver Jack Reservoir in acre-feet shares. Ample water flows from May-September to irrigate 200 acres of grasslands.

The topography at 7,200 feet offers winter snow activities of snowmobiling and cross-country skiing. 8 km of trails for skiing are groomed in the winter. Learn more about this property as a hobby ranch…

Equestrian

The bottom of the valley is cross-fenced and divided into smaller pastures, with plenty of flat ground for adding more customized stables and an arena if desired. There is great riding within the ranch with endless miles of riding in this private valley without being near the general public or vehicle traffic.

Fishing and Boating

Fly fishing is our passion. Some years ago the owner engineered a way to safely access the canyon (adjacent to the ranch) by power drifter and skiff. Floating this part of the Gunnison River offers the owner and guests a 99% exclusive access to public water. We communicate closely with the National Park Service, and this adventure alone is spectacular for the trip to see this canyon treasure.
